We arrange finance for businesses only — limited companies, LLPs and SPVs — for property investment and development. We do not arrange loans secured on a property that a borrower, or a member of their family, lives in or intends to live in.
3. We are a broker, not a lender
Koulen & Partners introduces borrowers to lenders and helps arrange finance. We do not lend money and cannot guarantee that finance will be offered, or on what terms. Every lending decision is made by the lender, subject to its own criteria, valuation, legal due diligence and status.

4. Indicative terms
Rates, fees, loan sizes, loan-to-value and other figures on this website are indicative ranges intended as a general guide to the market. They are not offers or quotations, they change frequently and they may not be available for your circumstances. All terms are subject to lender approval.
5. Calculators
Our calculators produce simplified illustrations from the figures you enter. Lenders calculate interest, fees and leverage in different ways, and the results should not be relied on as a quotation or as the basis for any decision.
6. Your property is at risk
Loans arranged through us are secured against property. The property may be repossessed if repayments are not made or the loan is not repaid when due. Directors and shareholders may also be asked to give personal guarantees, which put personal assets at risk.
